Home Building Process

The decision to build a new home is an important one, and selecting a builder is a vital part of that decision. We are honored that you would consider us.

Should you choose to work with Cherry Ridge Construction, we promise to make the home building process as enjoyable as possible – helping you create the home of your dreams within the timeframe and budget you desire.

The steps below represent the typical home building process as part of our Pathway to a Successful Project 

Planning

1. Initial Meeting

We’ll meet to discuss your potential project to learn more about your vision and your goals in terms of size, budget, location and timeline. From there we’ll provide a rough ballpark project cost to ensure we’re all on the same page.

2. Preliminary Budget

Taking into account your goals and based on previous projects, we will give you a draft budget to outline major cost drivers for your project and will discuss choices that could bring the costs up or down.

3. Pre-Construction Agreement

If we both agree that Cherry Ridge would be a great fit for your project, we will present a pre-construction agreement that intiates preliminary work including: home design, permit and lot research, cost planning, schedule and design review.

4. Choose Home Site

The home site can be land you own, land you have found, or we can help select a special piece of property for you.

5. Select Floor Plan

We can help you select one of our Signature Series floor plans (which can be customized), or we can create a custom plan for you.

6. Lot Feasibility

We will walk the lot or land and determine infrastructure or utility requirements, explore permitting and other factors to ensure it will accommodate your chosen home plan.

7. Design & Customize

We will work with you to customize the home plan, so you can “make it yours.” We will incorporate and share many of our signature details (developed through years of experience and often overlooked by other contractors) that will make your home a better home.

8. Detailed Cost Agreement

After planning, you will receive a final firm cost agreement so you know how much your home is going to cost, with variables identified, such as amenity upgrades or change orders.

Selections

9. Pre-construction Meeting

We will discuss next steps. We’ll provide your own BuilderTrend cloud-based project portal, so you can track progress, make selections, view and approve change orders and access billing and other important documents.

10. Start Selection Process

You are in full control of selections, but you’re not alone. Accompanied by our designer, you will be given access to vendor showrooms to choose floor coverings, doors, appliances, cabinetry, countertops, etc. You’ll have several options within the budget range, but can upgrade or downgrade as well. 

11. Submit Loan Package

If you’re financing your new home, a loan package will be submitted to your lender that includes detailed project information and timelines.

12. Permit Applications

We will review approved plans with the building inspector and other authorities and prepare needed documents for permit applications.

13. Finish Selections

While we are waiting on permit approval, now is a great time to finish selections on amenities.

14. Change Orders

If during the selection process, you want to upgrade certain items, it’s no problem at all. A change order will be drafted, and you will always know how upgrades will affect the budget.

Construction

15. Building Permits Received

After receipt of building permits, we will review all aspects of the job with you, firm up the schedule and line up subcontractors to get ready to start!

16. Site Plan & Neighbor Notices

We will notify nearby neighbors that a construction project will be ongoing and give them a way to contact us should concerns arise. Guidelines will be established for parking, material staging, safety, etc.

17. Construction Commences

When construction begins, our team will be managing all aspects of quality, ensuring adherence to our high standards while keeping the site safe, clean and organized.

18. Billing & Draws

As work is performed, we will provide a detailed invoice every two weeks for labor, materials, rentals and other costs. Your BuilderTrend portal will help you track billing, change orders and payments all in one place.

19. Progress Walkthroughs

You are welcome to visit the site as often or as little as you’d like. Certain stages of construction may require further input and approval from you as the project progresses.

20. Final Walkthrough

As your home is nearing completion, we will do a final walkthrough with you and develop a “punch list” of final items to be completed. Cherry Ridge will work on this punch list to make sure everything is finished to your satisfaction.

Move In

21. Homeowner Orientation

We will familiarize you with your new home, how the equipment operates and details of your homeowner’s warranty.

22. Closing & Move In

The title company will coordinate a time for closing that works with you, your lender and Cherry Ridge Construction. Upon closing, you may move into your new home!

23. One Year Warranty

Your home comes with a one year warranty. And as always you are welcome to reach out to us at any time. We want to make sure you very are comfortable in your new home.

24. Let Us Know

After your project is completed, we’d really appreciate your review on Google or Houzz. This helps others know what they can expect when working with Cherry Ridge Construction.
