So, you’re ready to build a new home? Selecting a builder is a vital part of this decision. We’re excited to work with you to create your dream home, whether it’s a new construction or a renovation. To help move you along in this process, we’ve put together a Pathway to a Successful Project from an initial concept to move-in ready!

Hiring a Contractor

Initial meeting – We’ll meet with you to discuss your potential project, outline your goals, budget, and timeline of your custom home project. 

Preliminary budget – Based on our meeting, and previous projects, we’ll put together a drafted budget that will outline the major cost drivers.

Pre-Construction Agreement – We’ll present you with an agreement for the Pre-Construction services, which is basically all the work we’ll do with you before the start of construction.

Home Site – We are able to build on any land, either one that you own or we have available. Once we determine the site, we will help you select one of our Signature Series floor plans, which we can customize.

Design Development – We’ll start to look at mechanical systems, wall assemblies, finishes and more detailed structural analysis to ensure your custom home is what you’ve dreamt of.

Detailed Cost Agreement – After planning, you will receive a final firm cost agreement so you know the overall budget, with variables identified such as amenity upgrades or change orders.

Pre-Construction Meeting – In this meeting, we will provide your Builder Trend account, which is a cloud-based project portal. This platform helps you track progress, make selections, view and approve change orders, access billings and more.

Selection Process – You are in full control of the selections for your home. You will be given access to vendor showrooms to choose everything from floor coverings, to cabinetry, countertops and more.

Home Selections

Submit Loan Package – If you’re financing your project, a loan package will be submitted to your lender that includes detailed project information and timelines.

Permit Applications – Once we have signed a contract, we’ll review the plans with the local building inspector to familiarize the official with the project before formally applying for the permit.

Permit Applications – We will review the approved plans with the building inspector and prepare the needed documents for permit applications.

Change Orders – A change order will be drafted if you want to upgrade certain items. You will always know how these Change Orders affect your budget.

Building Permits Received – After we’ve received the approved Building Permits (which we must possess prior to breaking ground on a project), we will review all aspects of the job with you, confirm the schedule and line up subcontractors to start the project.

Contract Agreement – We work with you in two ways: Time and Materials or Fixed Price Basis. The price you pay is based on your requirements and the architects’ specifications. In both cases, if your requirements (and therefore labor materials involved) change, the price of the project will change.

Pre-Planning – After the contract is signed and we have our permit, we will lock in space in our schedule and assign a Project Manager to you.

Neighbor Notices – We will notify nearby neighbors that a construction project will be ongoing and give them a way to contact us should concerns arise. We will also outline guidelines in this document, including parking, material staging, safety and more.

Construction Commences – Once production begins, our team will be managing all aspects of quality and craftsmanship, ensuring adherence to our high standards, while keeping the site safe, clean and organized.

Billing and Draws – We will provide a detailed invoice every two weeks, while your project is ongoing, which will include labor.

Construction Documents – We will work with you to make selections for appliances, lighting fixtures, paint colors, plumbing fixtures, etc. Once we have those we will put these into a detailed set of plans so we can start pouring the foundation.

Progress Walkthroughs – You are welcome to visit the site as often as you like. Certain stages of construction may require further input and approval from you as the project progresses.

Final Walkthrough – As your home is nearing its completion, we will do a final walkthrough with you and develop a “punch list” of final items to be completed.

Move In Ready

Homeowner Orientation – We will familiarize you with your new home, how the equipment operates and details of your homeowner’s warranty.

Closing and Move In – The title company will coordinate a time for closing that works for you, your lender and Cherry Ridge Construction.

One Year Warranty – Every Cherry Ridge Construction home comes with a one year warranty, and you are always welcome to reach out to us at any time.

Review – At the end of our process, we will send out Customer Surveys and would appreciate a review on Google and Houzz. This helps other know what to expect when working with Cherry Ridge Construction.
